You can remove popcorn ceilings in a condo, but you will usually need to follow association rules on approvals, contractor insurance and work hours. Plan for those steps before scheduling, and test the ceiling for asbestos first, since many older condo buildings date from the popcorn era.

Palm Beach County has a large number of condos, from coastal towers to garden-style communities. Rules vary from building to building. This guide covers what to expect and how to prepare.

Why Condo Jobs Are Different

In a single-family home, you mostly answer to yourself. In a condo, the association has a say in how work is done. Shared walls, hallways and elevators mean your project affects neighbors.

Ceilings can also raise questions about what you own. Some associations treat the ceiling finish as part of the unit. Others have rules about anything touching structure or common elements.

Rules vary by association and by city. We confirm with your association and the city before starting. Your association manager is the best first contact.

Common HOA Requirements to Ask About

Every association sets its own rules. These are the questions to ask your manager before you book any contractor.

  • Approval or architectural review: Does the work need a written request or form?
  • Certificate of insurance: Does the association need a COI naming it as certificate holder?
  • Work hours: What days and times are contractors allowed?
  • Elevator and loading: Does the elevator need pads or a reservation?
  • Parking: Where can a work vehicle park, and for how long?
  • Debris disposal: Can debris go in building dumpsters, or must it be hauled out?
  • Notice to neighbors: Does the building post notices about noise or work?
  • Asbestos testing: Does the association require results before work?

Get the answers in writing if you can. That avoids surprises on the first day of work.

Insurance certificates

Most condo associations want proof that contractors are insured. We are licensed and insured. A certificate of insurance is available for condo associations on request.

Ask your manager exactly what the certificate needs to show. Some buildings have specific wording requirements. Sending it ahead of time keeps the schedule on track.

Asbestos Testing in Condo Buildings

Many Palm Beach County condo buildings were built during the popcorn era. Popcorn texture was common from the 1950s through the 1980s. Many ceilings applied before the mid-1980s can contain asbestos.

Only a lab test can tell. We take a small sample and send it to an NVLAP-accredited lab. Results take about 3–5 business days, with rush available.

The test costs $250 and is credited toward the job if you hire us. If the result is positive, we stop and refer you to a Florida-licensed asbestos abatement contractor. We do not remove asbestos.

In a condo, a positive result may also involve your association. Ask your manager how they handle it. Learn more on our popcorn ceiling asbestos testing page.

Keeping Dust Out of Shared Spaces

Neighbors and building staff care most about dust and noise. Good containment protects your unit and the building. It also keeps the association comfortable with the work.

Our setup covers floors, tapes walls and puts up plastic containment. HVAC vents are sealed so dust does not travel. We mist the texture before scraping to keep dust down.

At the end, we HEPA-vacuum the space and do a final walkthrough. We plan debris removal and elevator use around your building's rules. Ask your manager about any hallway or elevator protection they require.

What to Expect on Timing

A typical bedroom takes 1–2 days. A unit of about 1,500 sq ft usually takes 3–5 working days. Building work hours can stretch that if the allowed window is short.

You can stay home during the work. You just cannot use the rooms being worked on that day. We can sequence rooms so you keep access to a kitchen, bath and bedroom.

Condo Popcorn Removal Cost

Condo ceilings are priced the same way as house ceilings: by square foot and scope. In Palm Beach County, scrape, skim coat and paint runs about $3.75–$5.50 per square foot. Scrape only is about $1.50–$2.50.

A 12×12 bedroom with skim and paint is about $550–$800. Painted-over popcorn adds about 25%. High ceilings of 10–12 feet add about 15%, and vaulted ceilings add about 30%.

Choosing a Finish

Most condo owners choose a smooth Level 5 ceiling finish. It looks clean and modern and reflects light from big windows evenly. Some prefer knockdown texture to hide minor flaws.

Check whether your association has any rules on finishes. Most do not regulate ceiling texture inside a unit, but it is worth asking. Painting can be done in the same visit.

Condo and HOA FAQs

Do I need HOA approval to remove popcorn ceilings in my condo?

It depends on your association. Some require a written request or architectural review, and others only need contractor insurance and work-hour compliance. Rules vary by building and city, so we confirm with your association and the city before starting. Contact your association manager first and ask for their contractor requirements in writing.

Can you provide a certificate of insurance for my condo association?

Yes. We are licensed and insured, and a certificate of insurance is available for condo associations. Ask your manager what the certificate must show, such as the association's exact legal name as certificate holder. Sending it before the start date helps avoid delays on the first day of work.

Will my neighbors be affected by the work?

We work to keep the impact low. We seal HVAC vents, put up plastic containment, mist the texture to control dust and HEPA-vacuum at the end. There is some noise during scraping and sanding, so we follow your building's allowed work hours. Many associations post a notice so neighbors know what to expect.
