Cost FAQs

How much does popcorn ceiling removal cost in Palm Beach County?

Most jobs land between $3.75–$5.50 per square foot for scraping, a smooth skim coat and paint. Scrape only runs $1.50–$2.50 per square foot. Scrape, skim and prime runs $3.00–$4.50. A 1,500 sq ft home with skim and paint usually falls around $5,625–$8,250. Our popcorn ceiling removal cost guide breaks down every line, and a written quote pins down your exact number.

What does it cost to do one bedroom?

A typical 12×12 bedroom with scraping, a smooth skim coat and paint runs about $550–$800. The range depends on ceiling height, whether the texture was painted, and how much repair the drywall needs. Small jobs still get the same containment and cleanup as a whole house. If you plan to do more rooms later, ask us to quote them together so you can compare.

Why does painted popcorn cost more?

Paint seals the texture, so water cannot soften it for scraping. That makes removal slower and often leaves more drywall damage to repair. Painted-over popcorn adds about 25% to the price. We check for paint when we take the asbestos sample. Our guide on removing painted popcorn ceilings explains the extra steps and why they matter for a clean finish.

Do high or vaulted ceilings change the price?

Yes. Ceilings in the 10–12 ft range add about 15% because they need taller staging and take longer to reach. Vaulted ceilings add about 30% because of angles, height and extra setup. Standard 8 ft ceilings carry no surcharge. Your quote lists each room with its own height, so you can see where the added cost comes from. See the cost guide for worked examples.

Is the quote free, and is it in writing?

Yes on both counts. Every quote is free and written, with the scope, finish and price for each area spelled out. We reply within one business day of your request. The only paid item before work is the $250 asbestos test, which is credited toward your job if you hire us. Start by sending a few details through our free quote form.

Asbestos FAQs

Does my popcorn ceiling have asbestos?

Only a lab test can tell you. Popcorn texture was common from the 1950s through the 1980s, and many ceilings applied before the mid-1980s can contain asbestos. The EPA banned spray-applied asbestos products in the 1970s, but existing stock was still used afterward. That is why we test before any scraping. Our asbestos testing page explains how the sample is taken and read.

How does asbestos testing work and what does it cost?

We take a small sample from the ceiling and send it to an NVLAP-accredited lab. Results come back in about 3–5 business days, and rush service is available. The test costs $250, and that amount is credited toward your job if you hire us. You get the lab result in writing. Read the full steps on our popcorn ceiling asbestos testing page.

What happens if the test comes back positive?

We stop. We do not remove asbestos. Instead, we refer you to a Florida-licensed asbestos abatement contractor who is qualified to handle it. Once abatement is complete, we can return to skim coat, texture or paint the ceiling. You keep the lab report to share with the abatement contractor, your insurer or a future buyer. Details are on our asbestos testing page.

Is an asbestos popcorn ceiling dangerous if I leave it alone?

Per the EPA, undisturbed material in good condition is generally not a hazard. The risk comes when it is scraped, sanded or drilled, which releases fibers. That means hanging fixtures, patching or DIY scraping are the moments to be careful. If you plan any work that touches the ceiling, test first. Our post on what year popcorn ceilings have asbestos adds more background.

My house was built after 1990. Do I still need a test?

A newer build lowers the odds, but it does not rule asbestos out. Older stock was still used after the ban, and some homes had ceilings redone with leftover material. Records are often incomplete. A lab test costs $250 and is credited toward the job if you hire us. We test every ceiling before scraping. See asbestos testing for how it works.

Process FAQs

What are the steps of popcorn ceiling removal?

There are five. First, a free written quote and asbestos sample. Second, we protect and contain the room with floor covers, taped walls, plastic and sealed HVAC vents. Third, we mist and scrape with dust control. Fourth, we repair, skim coat and sand. Fifth, we prime, paint, HEPA-vacuum and walk the job with you. Our process page shows each step in detail.

How long does it take?

A typical bedroom takes 1–2 days. A home of about 1,500 sq ft usually takes 3–5 working days. Drying time for skim coats sets much of the pace, and coastal humidity can stretch it. Painted popcorn and heavy repairs add time too. Your written quote includes an estimated schedule. Our post on how long popcorn ceiling removal takes goes room by room.

Can I stay in my home during the work?

Yes. Most homeowners stay home through the project. You just cannot use the rooms we are working in that day. We seal those rooms with plastic and close off HVAC vents to keep dust contained. We plan the order of rooms with you so bedrooms and the kitchen are back in use as soon as possible. The process page explains containment in more detail.

Do you work in condos and townhomes?

Yes. We work in houses, condos and townhomes across Palm Beach County. Condo jobs often involve building rules on work hours, elevator use and debris removal. We can provide a certificate of insurance for your association. Rules vary, so we confirm with your association and the city before starting. Our condo popcorn ceiling removal page covers what to expect.

Prep FAQs

What do I need to do before you arrive?

Clear the rooms of small items, artwork and anything fragile. Move what furniture you can, and we will cover what stays. Take down ceiling fan blades or let us know so we can plan for them. Note where pets will be during the day. We handle floor covering, wall taping, plastic containment and vent sealing. The process page lists what our crew sets up.

Do I need to move all my furniture out?

No. Large pieces can stay in the room. We move them to the center or one side and wrap them in plastic. Closets and shelves should be cleared of open items. Beds, sofas and dressers are fine under cover. If you have something heavy and valuable, tell us when you request your free quote so we can plan around it.

Do I need permission from my HOA or condo board?

It depends on your association. Many boards ask for notice, proof of insurance or set work hours. We can supply a certificate of insurance. Rules vary, so we confirm with your association and the city before starting. Our guide to condo popcorn ceiling removal and HOA rules covers the common questions boards ask.

How do you control dust?

Containment starts before any scraping. We cover floors, tape walls, hang plastic and seal HVAC vents. We mist the texture so it comes off wet instead of as loose dust. Sanding the skim coat is done with dust control, and cleanup ends with a HEPA vacuum. Then we do a final walkthrough with you. See each step on the process page.

Finish FAQs

What finish options do I have after removal?

Most homeowners choose a smooth Level 5 skim coat for a clean, modern look. Others prefer knockdown texture, which hides small flaws and costs $3.00–$4.75 per square foot. Either can be finished with ceiling paint. Compare them on our smooth ceilings and knockdown texture pages, or read smooth vs knockdown ceilings for a side-by-side.

What is a Level 5 skim coat?

It is a thin coat of joint compound applied over the entire ceiling, not just the seams. After scraping, it fills scratches, tape lines and small dents. Once sanded and primed, it gives an even, flat surface that holds up under raking light. It is the finish most people picture when they say smooth ceiling. Learn more on our smooth ceilings page.

Do you paint the ceiling too?

Yes. Ceiling painting is part of our scrape, skim and paint package, priced at $3.75–$5.50 per square foot. We prime the new surface first so the paint lays down evenly. If you only want primer so you can paint yourself, that option runs $3.00–$4.50. Our ceiling painting page explains sheen and color choices for Palm Beach County homes.

Will removing popcorn ceilings help my home sell?

Smooth ceilings look current, and many buyers prefer them. A tested ceiling also answers a question buyers and inspectors often raise. We cannot promise a sale price, but removal is a common pre-listing update. Read does removing popcorn ceiling increase home value and remove popcorn ceiling before selling for the tradeoffs.
