Single-story homes are some of the easiest ceilings to work on. Flat ceilings at standard height mean steady progress and fewer setups. The bigger variable is what years of paint, patches and water stains have done to the surface.
On day one we seal off the work area. Floors get covered, walls get taped, and plastic containment goes up. HVAC vents are sealed so dust stays out of the system.
Then we mist the texture and scrape it down. Once the ceiling is bare, we repair seams, nail pops and old patches. A full skim coat goes on next, followed by sanding, primer and paint if you choose it.
A single bedroom usually wraps up in 1–2 days. A home of about 1,500 sq ft typically takes 3–5 working days. You can stay in the house; we just ask that you avoid the rooms we are working in that day. The process page lays out each step.
Some do and some do not, and age alone cannot tell you. Popcorn applied before the mid-1980s can contain asbestos, so we sample ceilings in older homes before scraping. A lab returns results in about 3–5 business days. The test costs $250 and is credited toward the job if you hire us.
Yes. Gated communities usually need a gate pass, a vendor registration or set work hours. Each community handles this differently, so we confirm requirements with the association and the Village before we schedule. A certificate of insurance is available if the community asks for one for its records.
Many sellers do, since smooth ceilings photograph cleaner and look current. It also removes a question buyers may raise about asbestos in older homes.
